The building stock we work on in St Ives
The Downlong core between Fore Street, Back Road West and The Warren is defined by two- and three-storey granite fishermen's cottages, lime-pointed and often slate-hung on the seaward face, packed tight along lanes and courtyards. Many are listed, most sit in the conservation area, and a large proportion are now holiday lets with tight refurbishment windows between changeovers. Above the old town, the Victorian and Edwardian expansion along Talland Road, Park Avenue and around Ayr brings taller terraced villas — again heavily let, and many with Atlantic exposure — while the periphery at Carbis Bay and Halsetown carries 1960s–90s bungalows and semis better suited to conventional scaffolding.
Terrain and access in St Ives
This is where standard scaffolding logistics stop working. Downlong lanes are frequently two metres wide or less; wagons cannot get within a hundred metres of some properties, so tube, boards and fittings are hand-barrowed from the nearest legal offload — usually Smeaton's Pier car park or Porthmeor. Every survey allows extra time and crew for this. On the seaward elevations, ties into lime-pointed granite need padded reveal ties rather than resin fixings, and RAMS are written specifically for the conservation area and the surrounding listing descriptions.
